Do You Need a General Contractor?

General Contractor: (212's definition)

An entity that can  take on an entire project from the design stage to the completion of the project. 

The person/company has the skills and resources to take care of any permits and all necessary trades required. 


SHORT ANSWER: 

If your project has need of various trades, then YES. 

For example; a kitchen remodel typically needs framing, drywall, electrical, plumbing, etc.


LONG ANSWER: 

There are basically TWO main types or categories of general contractors (GC's):


1) An entity that simply manages the project and hires sub-contrators to perform all of the work and does little or none of the skilled trades himself.

2) An entity that has a wide variety of skills and resources to perform most of the work himself while able to outsource (hire) subs as needed in specialized trades to get the project done within budget and schedule.


Both types of GC's can get the job done and can provide amazing results for the client.


IT BOILS DOWN TO THIS

How big is you project? 

What is the timeline? Your schedule?

Do you have multiple trades needed for you project?


For EXAMPLE; a kitchen remodel of moderate size typically includes 

electrical, drywall, plumbing, carpentry, and some type of flooring. 

The typically time-frame is from 3-6 weeks. 


A type 1 GC can complete this with no problem and finish before the type 2 but generally at a HIGHER COST, 

since much or all of his profit is from marking up the cost of the sub-contractors, which is normal.


A type 2 GC can complete this for you as long as he has the skill sets and resources. Just be careful though, sometimes a rough- framer contractor cannot do detailed work like drywall and tiling. This contractor should be skilled in a wide variety of trades and have proof of that!

A GREAT advantage for the type 2 GC is the PERSONAL RELATIONSHIP with the client and his work. 

He is in complete control of service and quality, making easier to carryout  excellence (ONE EXTRA DEGREE) through the entire project.
